Maintenance Service Superintendent / Manager (Black Seal Licensed) Position Summary The Maintenance Service Manager is responsible for the overall operation, maintenance, repair, and safety of condominium building systems, common areas, and mechanical equipment. The ideal candidate must possess a valid Black Seal Boiler Operator License and have extensive experience in building maintenance and staff supervision. This individual should demonstrate strong technical knowledge of boilers, pumps, plumbing, electrical, and mechanical systems, along with excellent leadership and problem-solving skills.
Responsibilities
- Oversee the daily operation, maintenance, and repair of all building systems, including boilers, plumbing, electrical, fire protection, and life safety systems.
- Operate and maintain boiler systems in accordance with Black Seal licensing requirements and applicable state regulations.
- Develop and implement preventive maintenance programs to maximize equipment reliability and extend asset life.
- Supervise, train, schedule, and evaluate maintenance personnel.
- Respond promptly to resident maintenance requests and emergencies.
- Maintain accurate records of inspections, repairs, preventive maintenance activities, and regulatory compliance documentation.
- Participate in an on-call rotation and be available for emergencies, including nights, weekends, and holidays. Candidates must reside within approximately 35 minutes of the property.
- Ensure compliance with OSHA standards and maintain knowledge of risk management and MSDS requirements.
- Troubleshoot and repair high-pressure boilers, hot water heating systems, plumbing systems, electrical systems, circulating pumps, and water storage tanks.
- Perform and oversee carpentry, drywall, and painting projects as needed.
- Demonstrate a proactive, hands-on approach to building maintenance with a "builder's mentality" and attention to detail.
- Maintain a professional appearance and represent the property in a courteous and professional manner.
- Perform physical tasks requiring the ability to lift 25 to 50 pounds frequently and 10 to 20 pounds continuously, climb stairs, use ladders, and work in varying weather conditions.
- This position is eligible for performance-based bonus opportunities.
Qualifications
- Valid Black Seal Boiler Operator License (required).
- High school diploma or equivalent required; technical or trade school education preferred.
- Minimum of five (5) years of commercial or residential building maintenance experience.
- Minimum of three (3) years of supervisory or management experience.
- Strong working knowledge of boilers, plumbing, electrical, mechanical systems, pumps, and drain-cleaning equipment (including plumbing snakes).
- Ability to read and interpret blueprints, equipment manuals, and technical specifications.
- Strong troubleshooting, diagnostic, and problem-solving skills.
- Excellent leadership, communication, and customer service abilities.
- Valid driver's license with a satisfactory driving record.
- Strong organizational skills and the ability to manage multiple priorities in a fast-paced environment.
- Experience in condominium, HOA, apartment, or multi-family residential property maintenance.
- Experience managing vendors and service contractors.
- Familiarity with building automation systems (BAS) and energy management programs.
