With over 18 years of experience and hundreds of million-dollar projects completed, Hays Electrical Services provides excellent service to customers in industries hospitality, commercial and solar. Hays Electrical Services approaches each project with a cooperative mindset, working with business owners, contractors, and subcontractors towards the common goal – successful project delivery.
Job Overview:
We are seeking a highly skilled Project Manager with a strong background in Electrical construction to lead and manage projects from inception to completion. The ideal candidate will have a proven track record of delivering projects on time, within scope, and within budget while ensuring compliance with safety standards and quality requirements.
Key Responsibilities:The core responsibilities are divided into four critical pillars:
- Financial Compliance & "Audit Defense" (The Profit Driver) Because the client reviews every penny spent, the PM serves as the financial gatekeeper to ensure all costs remain billable and reimbursable.
- Bulletproof Backup Compilation: Manage and organize all daily logs, certified payroll records, material invoices, and tool/equipment rental receipts to ensure 100% compliance with the contract’s reimbursable definitions.
- T&M and Extra Work Tracking: Immediately document and formalize field directives, out-of-scope work, and design changes on Time & Material (T&M) tracking sheets, securing signed authorizations before labor is expended.
- Subcontractor Cost Auditing: Review and validate invoices from lower-tier subcontractors (e.g., testing agencies, low-voltage installers, or trenching crews) to guarantee their billing matches contract terms before passing them up to the owner.
- Cash Flow & Accelerated Billing: Package complex Monthly Progress Billings quickly and accurately to reduce client review cycles, lowering the project's Days Sales Outstanding (DSO).
- Schedule Control & Long-Lead Procurement Data center projects feature exceptionally compressed timelines where a single day of delay can cost the client millions in lost hosting revenue.
- Critical Path Logistics: Actively track major electrical equipment packages - such as medium-voltage switchgear, Uninterruptible Power Supply (UPS) modules, backup generators, and Power Distribution Units (PDUs) - to ensure factory testing and delivery align exactly with construction sequencing.
- Look-Ahead Scheduling: Coordinate 3-week and 6-week look-ahead schedules with the Field Superintendent, mapping out high-density conduit runs, cable pulls, and busway installations to prevent crew overlapping and labor inefficiencies.
- Commissioning Coordination: Oversee the transition from installation to Level 4 (Component Functional Testing) and Level 5 (Integrated Systems Testing), ensuring all QA/QC checklists and factory test reports are pre-filed and approved.
- Engineering & Information Management Managing the massive volume of data, revisions, and technical requirements inherent in complex data center designs.
- RFI and Submittal Leadership: Accelerate the submittal process for complex electrical components and drive rapid resolution of Requests for Information (RFIs) regarding conflicting drawing details to prevent field delays.
- BIM / VDC Alignment: Collaborate with the Virtual Design & Construction team to ensure field installations match the coordinated 3D BIM model, preventing costly re-work on dense overhead cable trays and conduit banks.
- As-Built Documentation: Maintain real-time, red-lined as-built drawings as field conditions change, providing a flawless handover package required for data center operations.
- Client Relations & Transparent Reporting Operating in a Cost-Plus environment requires building absolute trust with the General Contractor and the Owner’s representative.
- Transparent Progress Reporting: Provide clear, data-driven updates on earned value, labor productivity, and material tracking during weekly progress meetings.
- Joint Cost Reviews: Conduct collaborative cost forecasting meetings with client auditors to review budget burn rates, ensuring there are zero surprises at the end of the month.
Qualifications:
The ideal candidate qualifications and experience are categorized below:
- Essential Project & Field Experience
- Data Center / Mission-Critical Background: 3 to 7+ years of direct experience managing utility-scale electrical projects, specifically data centers (hyperscale or co-location), hospital central plants, semiconductor fabrication plants, or heavy industrial facilities.
- Large-Scale Electrical Scope: Proven track record managing electrical contract values ranging from $10M to $50M+, involving high-density power distribution systems.
- Cost-Plus & T&M Contract Delivery: Deep familiarity with open-book, Cost-Plus (Cost-Reimbursable) and Time & Materials pricing structures. The candidate must understand strict audit protocols and how to define reimbursable vs. non-reimbursable costs.
- Commissioning Frameworks: Direct experience navigating Level 1 through Level 5 Commissioning processes, with a strong focus on successfully handing over L4 (Functional Testing) and L5 (Integrated Systems Testing/Integrated Systems Demonstration).
- Technical Knowledge & System Expertise
- Heavy Electrical Infrastructure: Expert-level understanding of data center electrical topologies, including medium-voltage utility substations, backup diesel generators, Uninterruptible Power Supply (UPS) topologies (static and rotary), structural busway systems, remote power panels (RPPs), and SCADA/EPMS systems.
- Code & Safety Compliance: Complete fluency with the National Electrical Code (NEC), NFPA 70E (Electrical Safety in the Workplace), and OSHA construction standards.
- BIM / VDC Literacy: Ability to read, interpret, and navigate 3D Virtual Design & Construction coordination models (e.g., Navisworks, Revit) to ensure overhead conduit and cable tray runs match field layouts without spatial conflicts.
- Financial, Administrative, & Software Skills
- Airtight Cost Control & Auditing: Strong accounting literacy; ability to build comprehensive, audit-ready monthly billing packages with exhaustive line-item documentation (certified payroll, vendor invoices, equipment tracking).
- Industry Software Proficiency:
- Project Management: Procore, PMWeb, or Primavera Contract Management.
- Scheduling: Primavera P6 (highly preferred) or Microsoft Project.
- Estimating/Change Management: Accubid, McCormick, or Bluebeam Revu for rapid quantity takeoffs.
- Education, Licenses, & Certifications
- Educational Background: Bachelor’s degree in Electrical Engineering, Construction Management, Civil Engineering, or an equivalent technical field.
- Trade Equivalent: In lieu of a degree, a minimum of 10+ years of electrical trade experience (e.g., transitioning from a Field Superintendent, General Foreman, or Project Engineer) accompanied by specialized project management training.
- Professional Certifications (Highly Valued):
- PMP (Project Management Professional) via PMI.
- OSHA 30-Hour Construction Certification (Mandatory for data center jobsites).
- Professional Engineer (PE) license or an electrical Master License is a strong differentiator.
Benefits:
- Competitive salary and performance-based bonuses.
- Comprehensive health and wellness benefits.
- Opportunities for professional development and training.
