Under the direction of the supervisor or manager: * Efficiently complete service requests as assigned, resolving issues within 24 hours whenever possible. * Assess and repair issues, including electrical, plumbing, A/C, HVAC, appliances, and interiors. * Complete make-ready process of vacant spaces correctly and on schedule, as directed by supervisor/manager. * Maintain accurate records regarding preventative maintenance, service requests, make-ready status, etc. * Interact on a regular basis with the director of operations, property manager, leasing consultants, and maintenance leads. * Comply with safety regulations and policies and maintain clean and orderly work areas. * Provide emergency/unscheduled repairs as required, working on an on-call and/or overtime basis as necessary. * Read and interpret equipment manuals and work orders to perform required maintenance and service. * Perform regular preventive maintenance on machines, equipment, and properties. * Repair or replace appliances. * Perform minor-to-moderate level plumbing repairs and replacement/installation, including repairing leaks in toilets and sinks, and unclogging toilets. * Repair or replace light fixtures and other minor electrical work. * Exterior property maintenance as assigned, which may include picking up trash, cleaning curb/parking lot areas, maintenance of landscaping beds and other areas, and snow removal. * Carpentry and painting duties as assigned. * Use a variety of hand and power tools. * Repair or replace locks, and any other miscellaneous repairs to properties. * Perform tasks necessary to assist with pest control. * Special projects and other miscellaneous duties as may be assigned. * Must have reliable transportation, valid NYS Driver's License, and proof of insurance * This position is located in Watertown, NY; Must live within 30 miles of the community * Minimum of 1 year experience in apartment/building maintenance * Requires ability to lift 25-50 pounds consistently; with the need to lift over 50 pounds on occasion * Availability for on-call rotation * Must have own hand tools * Must be highly motivated, able to work independently, trustworthy and reliable * Must possess work environment maturity and professionalism, with a sense of urgency and follow-through skills
