We are seeking an experienced Commercial Property Manager to oversee a large-scale portfolio totaling approximately 1,000,000 square feet of commercial and retail properties. The ideal candidate will be responsible for driving operational excellence, maximizing property performance, supporting tenant satisfaction, and ensuring all assets are maintained to the highest standards.
Key Responsibilities
- Oversee day-to-day operations for a portfolio of commercial and retail properties totaling approximately 1,000,000 square feet.
- Manage tenant relations, including communication, issue resolution, renewals, and service delivery.
- Prepare and manage annual operating budgets, capital plans, and variance reports.
- Monitor rent collections, operating expenses, reconciliations, and overall financial performance.
- Partner with leasing teams to support occupancy goals, tenant improvements, and new tenant onboarding.
- Supervise third-party vendors, contractors, and maintenance teams to ensure quality service and cost control.
- Conduct regular property inspections to ensure compliance with safety, maintenance, and appearance standards.
- Coordinate capital improvement projects, renovations, and preventive maintenance programs.
- Ensure compliance with local, state, and federal regulations, including risk management and life safety requirements.
- Prepare ownership reports detailing financial results, operational updates, leasing activity, and project status.
Qualifications
- 5+ years of commercial property management experience, preferably managing large retail and mixed commercial portfolios.
- Experience managing high-volume portfolios of 500,000+ square feet; experience with 1,000,000 square feet is strongly preferred.
- Strong financial acumen, including budgeting, forecasting, CAM reconciliations, and expense management.
- Proven ability to build strong tenant and vendor relationships.
- Knowledge of lease administration, property operations, and facility management best practices.
- Excellent organizational, communication, and problem-solving skills.
- Proficiency with property management systems such as Yardi, MRI, or similar platforms.
- Bachelor’s degree preferred; CPM or RPA designation is a plus.
