NexCore Group seeks a Commercial Property Manager to lead a premier medical office campus in the heart of central Seattle. You’ll have real autonomy to run the asset, and the support to do it well.
A property worth caring about
Our campus is home to a focused group of clinical tenants: physicians, specialists, and care teams who count on this building working every single day so they can concentrate on their patients and their practices. Behind it are owners who think in decades, not quarters, and who invest accordingly. That means a real capital agenda, serious budgets, and room to do the work well. Your scope starts with this asset and may grow over time.
The person at the center of it
As Property Manager, you’re who owners, tenants, and our own leadership look to for the answer. You’ll set the plan, own the numbers, and make the calls. That comes with the autonomy of being trusted with the property and the accountability of being held to a high standard for it.
Backed by a real team
You’ll report to the Regional Real Estate Manager, with a team at the home office behind you and an on-site building engineer beside you. Premier assets need depth, and we’ve built the right supports around that.
What the job really is
- Own the financial story. Build the operating and capital budgets, review monthly results, explain variances in plain English, and prepare CAM estimates and reconciliations. Ownership hears it from you first.
- Run the capital plan. Bid, contract, schedule, and track CapEx projects, and tell owners early when something moves.
- Use the lease as an operating tool. Know the rights, obligations, key dates, and renewal options, and act on them before anyone asks.
- Keep clinical tenants confident. Respond fast, communicate proactively, and protect uptime. These are practices and hospital partners who can’t afford surprises.
You’ll also manage vendor contracts, coordinate tenant build-outs, work with leasing on renewals, and produce owner reports.
What you bring
- 3+ years of commercial property management as the accountable PM. You’ve presented budgets to owners, prepared CAM reconciliations, and delivered difficult news yourself.
- Medical office building (MOB) or healthcare property management experience is our first choice, but we're happy to consider applicants with experience in Class-A office outside of healthcare as well. We are unable to consider applicants whose experience is limited to residential property management or other kinds of commercial assets.
- Fluency in Yardi (or a comparable system) and Excel. You build things rather than only running reports.
- Lease fluency. You can read and analyze lease and explain it to tenants and owners.
- A drive for your own growth and the team’s.
Bonus: A real estate license, or a degree in finance, real estate, or a related field.
Where and how you’ll work This is an on-site role. A premier healthcare asset needs its PM on the ground. We also know life doesn’t always fit inside a work schedule, so there’s reasonable flexibility when you need it.
How we hire Finalists will complete a practical skills assessment of about 75-90 minutes, with real tasks drawn from this role. The work shows more than interviews do, and it lets you show yours.
Compensation & benefits $95,000 - $112,000 annual base, plus discretionary performance bonus. Eligible for standard employee benefit elections: medical, dental, vision, 401(k), FSA, HSA, commuter benefits, EAP, life insurance (employee and dependents), STD/LTD, AD&D, vacation days, sick days, and other benefits.
