Lighting Maintenance, Inc. (LMI) Location: Harmans, MD (with travel to project sites across MD, VA, NC, and the East Coast) Reports to: Chief Operations Officer Compensation: $125,000 – $155,000 base, plus performance bonus and full benefits Employment type: Full-time
About LMI
Lighting Maintenance, Inc. is a commercial electrical contractor with roughly 130 employees and five locations across Maryland and Virginia. We specialize in sports lighting, roadway lighting, traffic signals, and electrical construction for municipal, state, and federal clients, as well as public schools, universities, and private owners. Our construction division installs sports lighting systems at athletic facilities throughout the Mid-Atlantic and Southeast, often with crews working out of town for extended periods.
The Role
We are looking for an experienced Construction Manager to take ownership of our construction division's projects from award through closeout. This is a hands-on leadership role for someone who has run multiple concurrent projects, knows contract administration cold, and can manage crews that are frequently hundreds of miles from the office. You will be the person who makes sure our projects are scheduled, staffed, documented, and profitable.
What You Will Do
- Manage multiple concurrent electrical and sports lighting construction projects from award through final closeout and warranty
- Own contract administration: submittals, RFIs, change orders, delay notices, notices of claim, time extension requests, and all required written notice under the contract
- Build, maintain, and enforce project schedules; identify delays early and document them properly to protect LMI's position
- Manage project budgets, cost-to-complete forecasts, work-in-progress reporting, billing schedules, and monthly pay applications
- Review estimates and bids before submission; know when a number makes sense and when it does not, and participate in bid/no-bid decisions
- Prepare and negotiate change order pricing, including labor, material, equipment, and markup
- Plan, staff, and direct remote and out-of-town crews, including travel, lodging, per diem, material staging, and equipment logistics
- Coordinate with general contractors, owners, engineers, inspectors, utilities, and subcontractors, including specialty subs such as crane and helicopter services
- Manage procurement and long-lead material: poles, fixtures, controls, and switchgear; track lead times and release orders to hit the schedule
- Drive safety on every site: enforce job hazard analyses, toolbox talks, and LMI safety policies; lead incident response and corrective action
- Oversee quality control, punch lists, commissioning, aiming and testing of sports lighting systems, and turnover documentation
- Mentor foremen and superintendents; develop the next generation of field leaders
- Report project status, risks, and financials to the COO and executive team on a regular cadence
What You Bring
- Minimum 10 years of construction management experience; electrical contracting strongly preferred, but we will consider strong candidates from other trades or general contracting
- Demonstrated success managing multiple projects and crews simultaneously, including remote or traveling crews
- Deep working knowledge of construction contracts (AIA, ConsensusDocs, public works, DOT and state highway forms), including notice requirements, change order procedures, and claims avoidance
- Estimating experience: able to take off, price, and critically review electrical and site electrical work
- Strong financial skills: job costing, WIP, margin analysis, cash flow, and forecasting
- Experience with sports lighting (Musco, Ephesus, or similar), roadway lighting, or site electrical work is a significant plus
- Working knowledge of the NEC, OSHA 30 (or ability to obtain), and public-sector compliance such as prevailing wage, certified payroll, and DBE/MBE requirements
- Proficiency with construction and project management software: Procore, Bluebeam, Microsoft Project or Primavera P6, and Microsoft 365; experience with BuildOps or similar field service platforms is a plus, as we are implementing BuildOps across the company
- Clear, professional written communication; you will be writing the letters and notices that protect the company
- Valid driver's license and ability to travel to job sites, including overnight travel as needed
- Bachelor's degree in Construction Management, Engineering, or a related field, or equivalent trade and field experience; Master Electrician license or journeyman card is a plus
Who Succeeds Here
The right person is organized, direct, and comfortable being accountable for outcomes. You do not wait to be told a project is slipping; you see it coming and act. You can walk a job site with a foreman in the morning and negotiate a change order with an owner in the afternoon. You take pride in doing the work right and documenting it so that nobody has to guess later.
