You'll have the opportunity to take ownership of challenging projects, work closely with operations leadership, and help strengthen the company's estimating capabilities.

What You'll Do as the Senior Door & Hardware Estimator:

  • Lead the estimating process for commercial construction projects involving doors, frames, architectural hardware, and related building components.
  • Analyze architectural drawings, construction specifications, and bid documents to determine project scope and requirements.
  • Complete detailed material takeoffs and develop accurate labor, material, and project cost estimates.
  • Prepare comprehensive proposals that balance competitive pricing with healthy profit margins.
  • Review hardware schedules, door and frame specifications, and technical requirements for accuracy and completeness.
  • Identify missing information, conflicting specifications, and potential scope gaps before bids are submitted.
  • Request, review, and negotiate pricing with manufacturers, suppliers, and vendors.
  • Evaluate addenda, drawing revisions, and scope changes to ensure estimates remain accurate.
  • Communicate directly with general contractors, customers, and suppliers to clarify requirements and resolve estimating questions.
  • Recommend alternative materials or approaches when appropriate to improve value and maintain project requirements.
  • Manage bid schedules, prioritize competing deadlines, and ensure proposals are submitted on time.
  • Coordinate with project management and operations teams to provide organized, complete project handoffs after contract award.
  • Support the development of less experienced estimators through technical guidance, training, and quality reviews.
  • Collaborate with operations leadership to improve estimating processes, pricing consistency, and overall profitability.

Must-Haves as the Senior Door & Hardware Estimator:

  • Significant professional experience estimating commercial construction or specialty subcontractor projects.
  • Strong ability to read and interpret architectural drawings, construction plans, and technical specifications.
  • Experience independently preparing detailed material takeoffs, cost estimates, and bid proposals.
  • Understanding of construction pricing, labor costs, material costs, and profit margins.
  • Ability to manage complex bid packages with minimal supervision.
  • Experience working with vendors and manufacturers to obtain accurate pricing and product information.
  • Strong attention to detail and the ability to recognize missing scope, technical discrepancies, and estimating risks.
  • Excellent organizational skills and the ability to manage multiple bids and deadlines.
  • Strong written and verbal communication skills when working with general contractors, customers, and internal teams.
  • Ability to collaborate with project management and operations teams to ensure a smooth transition from estimating to project execution.
  • Confidence making technical decisions, asking the right questions, and taking ownership of estimating accuracy.
  • Ability to work primarily onsite in Kent, WA.

  • Direct estimating experience with commercial doors, frames, and architectural hardware.
  • Familiarity with Division 8 specifications, door schedules, hardware sets, and related construction requirements.
  • Approximately 5-10+ years of relevant construction estimating experience.
  • Background in commercial millwork, glazing, storefront systems, or other technically detailed specialty trades.
  • Experience estimating commercial and multifamily construction projects in the Seattle or Pacific Northwest market.
  • Established relationships with door, frame, and hardware manufacturers or suppliers.
  • Demonstrated success improving estimating accuracy, pricing strategies, and project profitability.
  • Experience reviewing complex bid packages and identifying scope gaps before contract award.
  • Experience leading estimating reviews or mentoring junior estimators.
  • Familiarity with construction estimating software and the ability to learn new estimating platforms.

  • Opportunities to serve as a technical mentor and help develop less experienced estimators.
  • Exposure to a variety of commercial and multifamily construction projects.
  • An established specialty construction business with an existing customer base.
