Pay rate: $25 to $32/hr depending on experience
Location: Sierra Vista, AZ
Hiring a Regional Property Manager to run two multifamily communities, lead their on-site teams, and own marketing, budgets and financial projections for both.
This is a hands-on manager role with regional-level responsibility: you will run day-to-day operations at AZ location while overseeing TX location through its local staff.
Key responsibilities:
Regional oversight and operations
- Oversee daily operations for two sites with a monthly on-site visit to TX for inspections, staff meetings, vendor walks and resident issues.
- Set consistent operating standards, procedures and reporting across both properties.
- Track and improve occupancy, rent collections, delinquency, turnover and renewal rates.
- Inspect units, grounds and common areas; ensure curb appeal and resident safety.
- Handle escalated resident concerns, lease enforcement, notices and evictions in line with Arizona and Texas law.
Staff leadership
- Hire, train, schedule and supervise maintenance technicians, leasing staff and assistant managers at both properties.
- Set goals, run regular check-ins and complete performance reviews.
- Coordinate the TX team between visits through clear task lists, reporting and video/ phone check-ins.
- Build a culture of accountability, responsiveness and good resident service.
Marketing, social media and website
- Own the marketing plan for both properties to drive traffic, leases and renewals.
- Set up and manage TikTok, Instagram, Facebook and other social accounts for each property.
- Integrate social media feeds, links and content into the property websites (embedded feeds, share buttons, tracking pixels, link-in-bio pages).
- Create regular content: unit tours, short-form video, move-in specials, community events and resident highlights.
- Manage listings on ILS sites (Zillow, Apartments.com and similar) and keep the AppFolio listing syndication current.
- Maintain online reputation: monitor and respond to Google and other reviews.
- Track lead sources, cost per lease and conversion, and shift spend toward what works.
Budgets and financial projections
- Prepare the annual operating budget for each property, including income, operating expenses and capital items.
- Build yearly projections for revenue (rents, other income, occupancy) and expenses and update them throughout the year.
- Review monthly financials; explain variances against budget and take corrective action.
- Recommend rent levels and concessions using market surveys of comparable properties.
- Control costs: approve purchase orders and invoices within authority and bid out contracts.
Maintenance and vendors
- Direct the maintenance program: work orders, make-readies, preventive maintenance and emergency response.
- Select, schedule and manage vendors and contractors (landscaping, pest control, HVAC, plumbing, roofing, etc.), including licensing and insurance checks.
- Plan and oversee capital projects and unit renovations on time and on budget.
Systems and compliance
- Use AppFolio (or similar) for leasing, rent collection, work orders, accounting and reporting.
- Keep resident files, leases and records complete and audit-ready.
- Ensure compliance with Fair Housing, landlord-tenant law in Arizona and Texas, and local codes.
- Deliver monthly reports to ownership on occupancy, collections, leasing, maintenance and financial performance.
Required qualifications:
- 3+ years of multifamily property management experience, including at least 1 year as a Property Manager or Community Manager.
- Hands-on experience with AppFolio or similar software (Yardi, RealPage, Buildium, RentManager, Entrata).
- Proven experience preparing annual property budgets and revenue/expense projections, and reading P&L statements.
- Track record of supervising maintenance and leasing staff.
- Demonstrated experience running social media for a business (TikTok, Instagram, Facebook), with examples of content you created.
- Working knowledge of Fair Housing and landlord-tenant law.
- Valid driver’s license, reliable transportation, and ability to travel monthly to TX.
- Strong written and verbal communication; comfortable dealing with residents, staff, vendors and ownership.
- Proficient with Microsoft Excel or Google Sheets.
Preferred qualifications:
- Experience managing more than one property or a regional/multi-site portfolio.
- Website experience: WordPress, Squarespace, Wix or similar; embedding social feeds, Meta Pixel / TikTok Pixel and Google Analytics.
- Short-form video skills (shooting and editing with CapCut, Canva or similar).
- Experience with paid social and ILS advertising budgets.
- Experience with lease-ups, repositioning or value-add renovations.
- Industry credentials such as CAM, ARM, CPM, or a state real estate license where applicable.
- Bilingual English/Spanish.

- One trip per month to 2nd location in TX, typically 2–3 days; travel expenses reimbursed.
- Standard office hours, with flexibility for evenings, weekends and on-call emergencies as needed.
