Controller Terratron Location: Park City, UT | Hybrid (3 Days In-Office) Reports To: Chief Financial Officer Compensation: $120,000–$130,000 base salary + annual performance bonus + long-term equity incentives

About Terratron

Terratron is a privately held real estate investment, development, and operating company with a diverse portfolio spanning hospitality, student housing, and retail properties. With approximately 400 employees and a growing portfolio of hotels, student housing, and commercial real estate, we combine the entrepreneurial mindset of a smaller organization with the complexity and opportunities of a much larger business.

Our portfolio currently includes nine hotels totaling approximately 1,200 rooms, a 450-bed student housing community, and more than 20 retail tenants. As both an owner and operator of our properties, we are involved in everything from day-to-day operations to acquisitions, development, renovations, and financing.

We're experiencing an exciting period of growth and are focused on strengthening our financial systems, processes, and reporting capabilities to support our continued expansion.

Position Overview

Terratron is seeking a hands-on, analytical, and solutions-oriented Controller to join our growing finance team. Reporting directly to the CFO, this position offers a unique opportunity to work across accounting, financial planning and analysis, treasury, insurance, and strategic business initiatives.

This is not your typical Controller position. While strong accounting fundamentals are essential, we're looking for someone who enjoys going beyond the numbers to understand the business, solve complex problems, improve processes, and contribute to strategic decision-making.

You'll work closely with the CFO and executive leadership while serving as a key resource to our accounting team. One day you might be working through month-end close or a complex reconciliation, and the next you could be building financial models, evaluating financing opportunities, or collaborating with leadership on the company's future. Our team is lean, collaborative, and entrepreneurial. The ideal candidate is equally comfortable rolling up their sleeves to tackle day-to-day accounting responsibilities and stepping back to see the bigger picture.

Key Responsibilities

Accounting & Financial Reporting

  • Oversee accounting and financial reporting for corporate and management-company entities.
  • Support and manage monthly, quarterly, and annual close processes, ensuring accuracy and timeliness.
  • Review journal entries, reconciliations, accruals, and supporting schedules.
  • Analyze financial statements, investigate variances, and identify opportunities for improvement.
  • Serve as a technical accounting resource to the broader accounting team, including assisting with property-level accounting when needed.
  • Support sales tax compliance, research, and resolution of complex tax-related issues.
  • Coordinate with external tax professionals to prepare necessary documentation and reporting for annual tax filings.
  • Assist with annual audits, lender reporting, and other external reporting requirements.
  • Maintain appropriate accounting documentation, internal controls, and financial processes.

Financial Planning, Analysis & Treasury

  • Partner with the CFO on annual budgeting, forecasting, and long-range financial planning.
  • Develop financial models, analyses, and reporting tools to support business decisions.
  • Support cash flow forecasting, treasury management, and banking relationships.
  • Assist with debt management, lender reporting, covenant compliance, refinancing, and financing initiatives.
  • Provide financial analysis related to acquisitions, development projects, renovations, and other strategic initiatives.
  • Translate financial data into meaningful insights and actionable recommendations for leadership.

Process Improvement & Technology

  • Identify opportunities to streamline accounting, financial reporting, and administrative processes.
  • Support the evaluation, implementation, and optimization of financial systems, including potential ERP initiatives.
  • Leverage advanced Excel capabilities, automation, reporting tools, and emerging technologies to improve efficiency and accuracy.
  • Develop scalable workflows, reporting structures, and processes to support organizational growth.
  • Proactively identify challenges, determine root causes, and implement practical solutions.

Team Collaboration & Leadership

  • Serve as a trusted accounting and finance resource to a collaborative, seven-person finance and accounting team.
  • Provide guidance, training, and support to accounting team members.
  • Partner with property-level accounting and operations teams to improve reporting accuracy and efficiency.
  • Work closely with the CFO, CEO, COO, and other leaders on financial and operational initiatives.
  • Demonstrate a willingness to contribute wherever needed, regardless of whether the task is tactical or strategic.

Insurance & Administration

  • Coordinate the administration and accounting of the company's commercial insurance programs.
  • Manage relationships and communication with insurance brokers and carriers.
  • Support policy renewals, audits, claims administration, and coverage reviews.
  • Maintain insurance-related schedules, documentation, and compliance reporting.

Qualifications

Required

  • Bachelor's degree in Accounting, Finance, or a related field.
  • 7+ years of progressive accounting and finance experience.
  • Strong knowledge of GAAP, financial statements, balance sheet accounting, and month-end close processes.
  • Advanced Excel skills, including experience building financial models, analyzing large data sets, and developing reporting tools.
  • Experience with financial reporting, budgeting, forecasting, and variance analysis.
  • Strong analytical and problem-solving skills, with the ability to identify issues, understand root causes, and develop solutions.
  • Ability to independently manage projects, prioritize competing responsibilities, and work effectively in a fast-paced environment.
  • Excellent communication and interpersonal skills, with the ability to collaborate across departments and with executive leadership.
  • A hands-on, adaptable approach and willingness to take on a wide range of responsibilities.

Preferred

  • Experience as a Controller, Assistant Controller, Accounting Manager, Finance Manager, or similar role.
  • Background in hospitality, real estate, property management, or multi-entity organizations.
  • Experience with treasury management, debt accounting, financing, and cash flow forecasting.
  • Experience with ERP implementations, accounting system conversions, or financial systems optimization.
  • Familiarity with Power Query, Power BI, SQL, or other reporting and automation tools.
  • Experience leveraging technology and AI to improve business processes.
  • CPA, CMA, or similar professional certification.

What Makes Someone Successful in This Role?

We're looking for more than someone who can produce accurate financial statements. We want someone who is curious, resourceful, collaborative, and motivated to make the business better.

Our ideal candidate:

  • Is a natural problem solver. Doesn't just identify an issue but digs into the cause and brings thoughtful, practical solutions to the table.
  • Sees the bigger picture. Understands how accounting, finance, operations, and business strategy work together.
  • Thrives in a hands-on environment. Is comfortable moving between detailed accounting work and high-level strategic conversations.
  • Embraces technology and improvement. Looks for opportunities to simplify processes, automate repetitive tasks, and build better systems.
  • Builds strong relationships. Works well with a close-knit team and communicates effectively with colleagues at every level.
  • Enjoys variety. Is energized by a role where responsibilities extend beyond traditional accounting and no two days look exactly alike.

Compensation & Benefits

Terratron offers a competitive compensation and benefits package designed to reward performance and support long-term success.

  • Annual performance bonus opportunity of up to 15% of base salary
  • Long-term company stock-sharing incentive program, with eligibility after one year and a five-year vesting schedule
  • 401(k) retirement plan with employer matching contributions
  • Medical, dental, vision, and life insurance
  • Flexible Spending Account (FSA) and Health Savings Account (HSA) options
  • Short-term disability coverage
  • Paid time off, beginning at 14 days in the first year
  • Cell phone stipend
  • Hotel room discounts with Marriott, Hilton, and Wyndham

Why Join Terratron?

At Terratron, you'll have the opportunity to make a meaningful impact in a growing organization where your ideas, expertise, and contributions matter. You'll work directly with executive leadership, gain exposure to a diverse real estate portfolio, and participate in projects that extend well beyond traditional accounting. From acquisitions and financing to technology improvements and strategic planning, this role offers the opportunity to expand your skill set and help shape the company's future. If you're an experienced accounting and finance professional who enjoys solving problems, building better processes, and making a difference, we'd love to hear from you.
