Construction Project Manager – Commercial & Residential Exteriors
Location: [Allentown, Scranton]
Position Type: Full-Time
Compensation: $90,000 – $100,000+ Total Earning Potential (Competitive Base Salary + Performance Commission / Profit Sharing)
Build Your Career Where Performance Is Rewarded
Are you an experienced Construction Project Manager who knows exterior envelopes inside and out? Do you thrive when running high-impact jobs, directing reliable trade partners, and driving bottom-line profitability?
We are an established, fast-growing construction organization specializing in premier commercial and residential exterior solutions - including roofing, siding, facades, and building envelopes. We are looking for an ambitious, hands-on Construction Project Manager to lead our exterior projects from mobilization through punch-list completion.
If you are looking for an organization that values your expertise, provides top-tier field resources, and directly ties your compensation to project success, this role is built for you.
What We Offer
• Total Target Compensation: $90,000 – $100,000+ annually via a competitive base salary combined with lucrative project commissions and profit-sharing incentives.
• Company Vehicle & Fuel Card: Take-home company work vehicle with an all-expenses-paid gas card for business travel.
• Comprehensive Benefits Package: Medical, dental, and vision coverage effective after 90 days.
• Retirement & Time Off: Paid time off (PTO), paid holidays, and retirement savings options.
• Annual Performance & Compensation Reviews: Predictable annual reviews tied to structured base salary increases.
• Autonomy & Support: The operational backing, estimating tools, and administrative support you need to run your jobs efficiently without micromanagement.
What You’ll Do
• End-to-End Project Execution: Lead multiple residential and commercial exterior projects concurrently from pre-construction kickoff to final sign-off.
• Job Costing & Financial Oversight: Track budgets, labor, and materials in real time; manage purchase orders, approve trade partner invoices, and safeguard profit margins.
• Subcontractor & Crew Management: Vet, schedule, and direct specialty trade partners; hold crews accountable to high craft standards, scope compliance, and rigorous OSHA safety protocols.
• Schedule Optimization: Develop, maintain, and communicate critical-path project timelines to prevent delays and meet client deadlines.
• Client & Stakeholder Communication: Act as the primary point of contact for property owners, general contractors, commercial facility managers, and architects.
• Quality Assurance & Punch Lists: Conduct regular job-site inspections, manage change orders proactively, and ensure seamless handoffs with zero lingering punch-list items.
What We’re Looking For
• Exterior Construction Expertise: Demonstrated background in commercial and residential exterior systems (roofing, siding, glazing, cladding, waterproofing, or building envelope systems).
• Proven PM Track Record: Minimum 3–5 years of dedicated construction project management experience, specifically handling concurrent job sites.
• Financial Acumen: Strong working knowledge of job costing, budget tracking, change order management, and project billing.
• Leadership & Negotiation: Strong command presence with proven ability to manage subcontractors, negotiate trade pricing, and resolve field conflicts swiftly.
• Organization & Tech Savvy: Proficiency with construction project management and scheduling software (e.g., Procore, BuilderTrend, JobNimbus, PlanGrid, or MS Project).
• Credentials: Valid driver’s license with a clean driving record (required for company vehicle insurance). OSHA 10/30 certification is a strong plus.
Ready to Take the Lead?
If you are ready to manage high-visibility exterior builds with a team that rewards your hard work, we want to hear from you.
