Original job description

We are looking for an accomplished Sr. Estimator to guide preconstruction planning and cost development for commercial building projects in Washington. This role is responsible for shaping pricing strategy, evaluating project information, and producing reliable estimates that support informed decisions from early concept through contract award. The ideal candidate brings strong commercial construction knowledge, sound judgment, and the ability to work closely with internal teams, design partners, and trade contractors throughout the bidding process.

Responsibilities:

  • Lead the estimating effort for commercial opportunities, building pricing approaches that align with project scope, market conditions, and pursuit strategy.
  • Examine plans, specifications, schedules, and related documents to identify cost drivers, scope considerations, and potential risks before bid submission.
  • Coordinate outreach to subcontractors and suppliers, assemble targeted bidder lists, and secure competitive pricing from partners with relevant experience.
  • Develop clear trade scopes, bid packages, and quantity takeoffs to support accurate and complete estimate preparation.
  • Produce conceptual, schematic, and final estimates, ensuring budgets are well organized and supported by relevant assumptions.
  • Assess incoming proposals from vendors and subcontractors, compare coverage and pricing, and clarify gaps or inconsistencies in submitted quotes.
  • Recommend cost-saving alternatives and value-focused options that preserve project intent while improving budget alignment.
  • Prepare complete proposal packages and related backup documentation for client submissions and internal review.
  • Partner with project managers, operations staff, architects, engineers, and clients to maintain alignment throughout preconstruction and support turnover into project execution.
  • 10+ years of experience in construction estimating and preconstruction, with a strong focus on commercial projects.
  • Demonstrated ability to prepare both negotiated estimates and competitive hard-bid submissions.
  • Strong understanding of construction materials, building methods, labor considerations, and cost structure across commercial work.
  • Proven skill in interpreting drawings, specifications, schedules, and contract-related documentation.
  • Proficiency with estimating software, Microsoft Office applications, and construction technology tools used for cost planning and bid management.
  • Excellent analytical, organizational, and problem-solving abilities with strong attention to detail.
  • Effective written and verbal communication skills, including the ability to collaborate with clients, design teams, and internal stakeholders.
  • Bachelor's degree in Construction Management, Engineering, or a related field is preferred, along with experience in conceptual budgeting, value engineering, and mentoring entry-level estimators.
