Original job description
We are looking for a detail-oriented property management specialist to support residential operations in Somerset, New Jersey. This Long-term Contract position centers on leasing activity, resident support, occupancy performance, and affordable housing compliance within a regulated housing environment. The role will work closely with site leadership to keep documentation organized, maintain strong resident communication, and help ensure day-to-day property functions run smoothly.
Responsibilities:
- Oversee prospective resident flow by maintaining applicant lists, coordinating leasing activity, and helping applicants with relevant experience move through the approval process.
- Prepare and manage lease-related paperwork, including new resident onboarding, renewals, and other occupancy documents, with a strong focus on accuracy and timeliness.
- Conduct annual income and eligibility reviews for affordable housing programs and keep compliance records current with applicable regulations.
- Organize and maintain resident files in both digital and paper formats so documentation remains complete, accessible, and ready for review or audit.
- Contribute to occupancy targets by tracking vacancies, supporting retention efforts, and helping keep units leased at a high level.
- Work with housing agencies and subsidy administrators to support program participation, reporting needs, and ongoing eligibility requirements.
- Address resident matters such as transfer requests, accommodation needs, and general concerns with care and responsiveness.
- Coordinate with maintenance and site teams to follow up on service requests, inspections, preventive upkeep, and apartment readiness for new occupancy.
- Assist with property presentation and outreach efforts that strengthen curb appeal and support leasing performance.
- Provide operational support to the Property Manager across administrative, compliance, and resident service activities.
- At least 2 years of experience in property management, preferably within residential or mixed affordable housing settings.
- Working knowledge of affordable housing regulations, recertification processes, and occupancy administration.
- Experience handling leasing functions, resident documentation, and file management in compliance-driven environments.
- Familiarity with housing programs such as LIHTC, HUD, Section 8, or related affordable housing frameworks, including New Jersey regulatory requirements.
- Proficiency with property management software; experience with Yardi is preferred.
- Understanding of both affordable and market-rate housing operations, along with Fair Housing practices.
- Strong communication, organization, and resident relations skills with the ability to manage multiple priorities effectively.
- Valid driver's license and willingness to travel between properties as needed.
