Position Overview Our client, a commercial real estate organization, is seeking an experienced and relationship-driven Commercial Property Manager to oversee the day-to-day operations and financial performance of a portfolio of commercial properties. This individual will be responsible for managing property operations, maintaining strong tenant relationships, coordinating vendors, and ensuring properties are operating efficiently and in accordance with ownership objectives. The ideal candidate is a proactive problem-solver with strong financial and operational management skills who can balance tenant needs, property performance, and ownership expectations. This role requires excellent communication, organization, and the ability to manage multiple properties and competing priorities in a fast-paced environment.

Key Responsibilities

  • Oversee the day-to-day management and operations of an assigned portfolio of commercial properties, including office, retail, and/or industrial assets.
  • Serve as the primary point of contact for tenants, building strong relationships and addressing inquiries, concerns, and property-related needs.
  • Manage tenant relations, lease compliance, renewals, occupancy matters, and tenant retention initiatives.
  • Oversee property maintenance, repairs, capital improvements, and preventative maintenance programs.
  • Coordinate and manage third-party vendors, contractors, and service providers, including negotiating contracts and monitoring performance.
  • Develop, manage, and monitor annual operating budgets, property expenses, and capital improvement projects.
  • Review financial statements, operating reports, and property performance metrics to identify variances and opportunities for improvement.
  • Oversee accounts payable and receivable activities, including rent collections, vendor invoices, and expense approvals.
  • Partner with accounting teams to ensure accurate monthly financial reporting, reconciliations, and budget tracking.
  • Conduct regular property inspections to ensure buildings, common areas, and facilities are maintained to ownership standards.
  • Monitor lease obligations, tenant improvement projects, insurance requirements, and other contractual obligations.
  • Coordinate property inspections, tenant improvements, construction projects, and building upgrades.
  • Ensure properties comply with applicable building codes, safety regulations, and local, state, and federal requirements.
  • Prepare regular property reports and provide updates to ownership regarding financial performance, occupancy, tenant matters, and operational initiatives.
  • Identify opportunities to improve property operations, control expenses, enhance tenant satisfaction, and maximize asset value.

Qualifications

  • 3–5+ years of commercial property management experience.
  • Experience managing a portfolio of commercial real estate assets, including office, retail, and/or industrial properties.
  • Strong understanding of commercial leases, tenant relations, property operations, and vendor management.
  • Experience developing and managing operating budgets, reviewing financial statements, and monitoring property expenses.
  • Knowledge of accounts payable, accounts receivable, CAM reconciliations, and annual operating expense recoveries.
  • Experience coordinating building maintenance, capital improvements, and tenant improvement projects.
  • Proficiency in Microsoft Office, particularly Excel, Word, and Outlook.
  • Experience with commercial property management software such as Yardi Voyager or MRI.
  • Strong communication, negotiation, and relationship-building skills.
  • Excellent organizational and problem-solving abilities with the ability to manage multiple properties and competing priorities.
  • Knowledge of applicable commercial real estate regulations, building codes, and safety requirements.

Ideal Candidate The successful candidate is a hands-on, relationship-oriented property management professional who takes ownership of property operations and understands the importance of balancing tenant satisfaction with financial performance. They are proactive, resourceful, and comfortable working directly with tenants, vendors, ownership groups, and internal accounting teams. The ability to anticipate property needs, resolve operational challenges, and identify opportunities to improve asset performance is essential. Previous experience managing commercial office, retail, or industrial portfolios is highly desirable.
