About Us
Shape the iconic skyline of New York! Join HLZAE, a wholly owned subsidiary of Milrose Consultants. We build more than buildings - we build confidence in compliance, restoration, and renewal. As a trusted leader in architecture, building envelope consulting, and façade restoration, we partner with clients to preserve and enhance New York City’s iconic skyline. Our team brings deep technical expertise and a commitment to excellence across every phase of design, inspection, and construction administration.
Position Overview We're seeking an experienced Senior Project Manager / Architect to join our Architecture team. In this leadership-level individual contributor role, you'll manage some of the firm's most complex restoration, rehabilitation, and preservation projects while serving as a trusted advisor to clients and key stakeholders.
You will lead multiple projects simultaneously, oversee project execution from investigation through closeout, and maintain overall responsibility for project schedules, budgets, profitability, quality, and client satisfaction. This role requires strong technical expertise, independent judgment, and the ability to drive successful outcomes on large-scale projects with minimal supervision.
What You’ll Do
- Lead multiple complex architectural restoration, rehabilitation, building envelope, and historic preservation projects from investigation and design through construction administration and closeout.
- Serve as the primary client advisor, building strong relationships with clients, contractors, consultants, regulatory agencies, and other key stakeholders throughout the project lifecycle.
- Manage project scope, schedules, budgets, resources, profitability, and overall project performance to ensure successful delivery and client satisfaction.
- Oversee field investigations, condition assessments, and site inspections on occupied buildings, including work involving scaffolding, lifts, rooftops, and high-rise structures.
- Develop and review technical documents including reports, specifications, construction documents, cost estimates, proposals, filing packages, meeting minutes, and AutoCAD drawings.
- Ensure compliance with NYC building codes, regulatory requirements, permitting processes, and quality standards while proactively resolving complex technical and project challenges.
- Provide technical leadership and mentorship to project team members, supporting collaboration, professional growth, and successful project execution.
- Stay current on industry best practices, emerging technologies, and regulatory changes related to façade restoration, building envelope consulting, forensic investigations, and historic preservation.
What You’ll Bring
Required:
- 8+ years of architecture, façade restoration, building envelope, historic preservation, or related experience.
- Bachelor's degree in Architecture, Civil Engineering, Structural Engineering, or a related discipline.
- Extensive experience managing multiple concurrent projects with responsibility for budgets, schedules, and client relationships.
- Strong knowledge of NYC Building Codes, filing processes, and regulatory requirements.
- Proficiency in AutoCAD and technical report writing.
- Experience preparing specifications, construction documents, investigation reports, and cost estimates.
- Excellent communication, presentation, organizational, and client management skills.
- Ability to work both independently and collaboratively in a fast-paced environment.
- Experience performing field investigations and site inspections on occupied buildings and active construction sites.
Preferred:
- Registered Architect (RA) license.
- NYC DOB 4-Hour Supported Scaffold User Certificate.
- NYC DOB 16-Hour Suspended Scaffold User Certificate.
- FISP experience.
- Experience with landmarked buildings and historic preservation projects.
- Building envelope consulting and forensic investigation experience.

Compensation & Benefits
- Salary range: $130,000 – $150,000, based on knowledge, skills, licensure, and experience.
- Comprehensive health, dental, and vision insurance, and 401K plan with a match.
