Plant Engineer: Part Time/Contractor

The Engineer serves McLean Bible Church. The role installs, repairs and maintains the building’s HVAC equipment, including boilers, chillers, air handlers (AHUs), rooftop units (RTUs), fan coil units (FCUs/VAVs) and cooling towers. The Engineer inspects and troubleshoots equipment, carries out preventive maintenance and keeps systems running well. They also handle general building upkeep, manage work orders and support the contractors who do the required life-safety inspections.

Building operations and comfort

• Check the outside high and low temperatures and adjust the supply air temperature (SAT) on the air handling units (AHUs) to match.
• Check the Building Services calendar and make sure AHU schedules fit all events.
• Walk through the areas of the building to make sure temperatures are comfortable.
• Change VAV setpoints with the seasons: warmer in the fall, cooler in the spring.
• Turn heat trace on in late fall and off in early spring for RTU 1, RTU 2, AHU 3 and the cooling towers.

Work orders and reporting

• Check the work order system at the start of each shift and throughout it.
• Execute work orders and make sure they’re finished on time.
• Make sure every work order gets a written response within 24 hours, even if the work isn’t finished yet.
• Provide report at the end of each shift.

HVAC equipment monitoring

• Take readings on every AHU, pump, boiler and chiller.
• Check all equipment for unusual vibrations or sounds.
• Check cooling tower water levels and vibration.
• Check cooling tower gear oil level and condition, and confirm the heat trace is working.
• Walk all roofs to confirm every exhaust fan is running.

HVAC preventive maintenance

• Do full preventive maintenance on all AHUs and fan coil units (FCUs):
• Check belts, motor amps, damper motors and valve actuators.
• Change filters.
• Clean out drains and add chemical treatment to drain pans.
• Fully clean the chilled-water (CW) coils.
• Grease bearings with Polyrex grease only.
• Work through the FCU VAVs across the building so each unit is checked twice a year. Check their operation, motor amperage and vibration, and change their filters.
• Check filters on RTU1, RTU2 and AHUs 1,2,5,6,8,9,10 and 11, and check the kitchen FCU filter.
• Service the exhaust fans: check or replace belts, inspect housings and grease bearings.
• Vacuum the cooling tower basins and clean their screens.

Plumbing and water systems

• Maintain and exercise all mixing valves, including both domestic mixing valves.
• Change water filters on the 3 ice makers, the water fountain and the 2 coffee makers.
• Maintain the ice maker water lines.

Kitchen and food-service equipment

• Service 8 refrigerators (3 in the café kitchen, 3 in the Food Pantry, 2 in the Rock kitchen): clean coils, wash filters and clear drain lines.

General building maintenance

• Check every restroom in the building: toilets and seats, sinks, flush valves, partition doors and tile damage.
• Check the building for burned-out lamps.
• Replace stained ceiling tiles.
• Report carpet stains.
• Repair or replace door handles and closers that aren’t working properly.

Life-safety testing and inspections

• Test the elevators, fire pump and generator.
• Help the contractor with fire pump and sprinkler tests.
• Help contractors with fire sprinkler, elevator, fire extinguisher, backflow and kitchen hood inspections.

Setup / Breakdown

• Setup/breakdown furniture for events.
