Operating Engineer

Our client, a global commercial real estate and facilities management leader, is seeking an Operating Engineer 3 to join their team. As an Operating Engineer 3, you will be part of the Facilities Operations team supporting building operations, maintenance, and engineering services. The ideal candidate will have strong troubleshooting skills, attention to safety, and a collaborative mindset that will align successfully within the organization.

Job Title: Operating Engineer 3 Location: Woodbridge Township, NJ 08830 Pay Range: $39.00 - $41.00 per hour (Negotiable)

What’s the Job?

• Operate and monitor building systems, heavy machinery, and industrial equipment to ensure safe and efficient operation.
• Perform preventive maintenance and routine repairs on HVAC, mechanical, electrical, and related building systems.
• Troubleshoot equipment malfunctions and respond quickly to operational issues to minimize downtime.
• Maintain accurate maintenance, repair, and operational records while reporting significant equipment concerns.
• Collaborate with maintenance teams, vendors, and site stakeholders to support reliable facility operations and safety compliance.

What’s Needed?

• 5-7 years of experience as an Operating Engineer, Building Engineer, Maintenance Engineer, or similar industrial/commercial facilities role.
• Strong knowledge of mechanical, electrical, HVAC, and industrial equipment operations and maintenance.
• Ability to read and interpret technical manuals, schematics, and operational documentation.
• Experience using hand tools, power tools, and electronic diagnostic equipment.
• High school diploma or equivalent; technical training, apprenticeship, or related engineering coursework is preferred.
