Original job description
JLL empowers you to shape a brighter way. Our people at JLL are shaping the future of real estate for a better world by combining world class services, advisory and technology for our clients. We are committed to hiring the best, most talented peopleand empowering them tothrive, grow meaningful careers and to find a place where they belong. Whether you've got deep experience in commercial real estate, skilled trades or technology, or you're looking to apply your relevant experience to a new industry, join our team as we help shape a brighter way forward. Senior Asset Manager, Healthcare Group: Asset Management Services (Americas) Location: Remote, West Coast The opportunity One of our long-standing clients owns a portfolio of ambulatory healthcare real estate, and they're asking for a senior asset manager who'll treat those assets as investments. You'll own how the owned assets perform, and you'll tell the client what to buy, sell, fund and lease, and why. This is a judgment role, not a task-execution role. You'll work from the same data the account team and the client use, and you'll stand behind every recommendation in front of the people who make the decision. You'll work with the client's Chief Growth Officer/Treasurer and Real Estate System Administrator, alongside our transaction management, property management, energy and procurement, and lease administration colleagues, with the direct support of JLL's Asset Management Services team. Together, you'll turn the client's investment direction into asset-level plans the whole team can deliver. What you'll do Own owned asset performance
- Set the strategy for each owned asset, recommending whether to hold, lease up, reposition or sell.
- Track net operating income, occupancy, rent roll and expense variance, and say what's driving the numbers and what you'll do about it.
- Lead the annual business plan and the operating and capital budget for the owned portfolio.
Guide acquisitions and dispositions
- Evaluate acquisition opportunities and give the client a clear recommendation, with the underwriting behind it.
- Build the case for each disposition, including timing, pricing expectations and the use of proceeds.
- Work with our transaction management team on broker selection, marketing and execution.
Direct capital spending
- Recommend where capital goes, and where it doesn't, based on the return it earns, the risk it removes and the tenant need it meets.
- Review capital plans and project scope with property management, and track spend against the approved budget.
Reduce vacancy
- Set leasing strategy for vacant and expiring space, including target tenants, rate ranges and concession approach.
- Work with lease administration on expiration and renewal strategy, so you see roll risk well before it arrives.
- Review leasing and broker recommendations and hold the team to the plan.
Work with the client and the account team
- Report on portfolio risk, opportunity and budget status to the Chief Growth Officer/Treasurer, and prepare the approval packages for strategy, budget and significant capital decisions.
- Partner with the client's Real Estate System Administrator and the JLL Account team so the system of record is accurate, complete and trusted, and report from it rather than from a personal spreadsheet.
- Work with property management on delivery against the approved plan, and with energy and procurement on operating cost and sourcing opportunities.
- Report directly to the Asset Management Services (Americas) team and indirectly to the Account Director, and keep both informed of client priorities, risks and escalations.
What you'll bring Experience
- Eight or more years in asset management, portfolio management or
