Original job description
Our client is an established Bay Area based real estate company with a construction division specializing in commercial tenant improvements, office build-outs, and renovations.
The Role The Construction Project Manager owns commercial office projects from preconstruction through closeout, typically managing 3-6 concurrent projects ranging from $200,000 to $10 million. As the client's primary point of contact, you are accountable for budget, schedule, quality, safety, communication, and successful project delivery. You will work closely with superintendents, estimators, architects, engineers, subcontractors, property managers, building owners, and clients. The position reports to the company principal and is based in our Bay Area office, with regular visits to active jobsites.
Key Responsibilities
Preconstruction and planning Review drawings and specifications, identify scope gaps, and support estimating and value engineering. Solicit and review subcontractor bids, prepare bid comparisons, and recommend awards. Write and negotiate subcontracts and purchase orders. Build and maintain project schedules, budgets, procurement logs, and long-lead-item tracking. Coordinate permitting and inspections with Palo Alto, San Mateo, Mountain View, and surrounding jurisdictions. Project execution Lead owner-architect-contractor meetings, issue meeting minutes, and communicate decisions and action items. Manage RFIs, submittals, change orders, contracts, and the document-control process. Track costs against budget, forecast cost to complete, review subcontractor invoices, and prepare monthly payment applications. Partner with the superintendent on sequencing, manpower, site logistics, quality control, and monthly forecasting. Coordinate tenant requirements, including IT/AV, furniture, access, after-hours work, and move-in dates. Coordinate with property managers and building teams on site access, occupied-building requirements, deliveries, shutdowns, and building rules. Identify schedule, cost, coordination, and procurement risks early and bring practical solutions to clients and leadership. Build productive, long-term relationships with clients, subcontractors, vendors, and project partners. Safety and compliance Promote and uphold the company safety program and applicable Cal/OSHA requirements on every jobsite. Coordinate compliance with California Title 24, ADA/CBC accessibility requirements, approved plans, and applicable local codes. Confirm subcontractors follow site-specific safety practices, PPE requirements, and building policies. Closeout Drive punch-list completion, commissioning, final inspections, and certificate-of-occupancy requirements. Deliver as-built drawings, operation and maintenance manuals, warranties, final lien releases, and other closeout documents. Close out subcontracts, resolve warranty items, and complete a final cost review and lessons-learned process.
Qualifications
Required Five or more years of commercial construction experience, including at least three years as a Project Manager or senior Project Engineer. Demonstrated experience managing commercial office or tenant-improvement projects; general contractor experience is strongly preferred. Strong command of construction contracts, change management, scheduling, budgeting, procurement, and job-cost control. Ability to read and interpret architectural, structural, civil, and MEP drawings and specifications. Proficiency with construction project-management and document-control software such as Procore, Bluebeam, Microsoft Project, Monday.com, or comparable platforms, along with strong Excel skills. Clear, professional written and verbal communication with owners, design teams, building management, subcontractors, and clients. Ability to manage multiple active projects, deadlines, and competing priorities. Valid California driver's license and reliable transportation for jobsite visits. Preferred Bachelor's degree in Construction Management, Civil Engineering, or a related field, or equivalent practical experience. Experience with Bay Area permitting and inspection processes. OSHA 30 certification; LEED AP or PMP certification is a plus. Experience with occupied buildings, phased construction, after-hours work, and active commercial properties. Knowledge of commercial interior systems, including framing, drywall, ceilings, flooring, millwork, electrical, lighting, HVAC, plumbing, and fire protection. Background with a small or mid-size general contractor where team members take on broad responsibility.
