Maintenance Tech

• Work Orders & Repairs: Complete daily maintenance requests from tenants or management, including light plumbing, electrical fixes, carpentry, and drywall patching.
• Unit Turnovers: Prepare vacant apartments or spaces for new occupants (painting, lock changes, appliance checks, and deep cleaning).
• Preventative Maintenance: Inspect HVAC units, change air filters, check smoke/CO detectors, and service building equipment.
• Grounds & Common Areas: Maintain exterior presentation, handle light landscaping/debris cleanup, and check lighting or security gates.
• Emergency On-Call: Participate in a rotating schedule to handle after-hours or weekend emergencies (such as major leaks or power failures).
• Inventory & Compliance: Track maintenance supplies, coordinate with outside contractors, and follow OSHA and local safety codes.

Common Qualifications & Requirements

• Education: High school diploma or GED equivalent.
• Experience: Typically 1 to 3 years of hands-on experience in multifamily residential maintenance, general construction, or trade repair.
• Certifications: EPA Type II or Universal certification for handling refrigerants/HVAC is frequently required, along with a valid driver's license
• Physical Ability: Regular lifting of up to 50 lbs, standing, walking, climbing ladders, and working in various weather conditions.
