Job Description:
Chewy is seeking an experienced Associate Director of Construction to lead a team responsible for delivering capital projects across our Fulfillment Centers, Pharmacies, and Corporate Hubs. This leader will oversee approximately 15–25 concurrent projects, including new construction and retrofits, with full accountability from preconstruction through project closeout. The ideal candidate combines deep owner-side construction expertise with strong people leadership, demonstrating the ability to develop high-performing teams, manage complex projects, and drive results through others. This role requires a strategic thinker who can operate at depth, proactively manage risks, and build strong partnerships across the business.
What You'll Do
- Lead and develop a team of approximately four Design & Construction Managers, establishing clear expectations, driving accountability, and fostering a culture of ownership, collaboration, and continuous improvement.
- Oversee a portfolio of 15–25 concurrent construction projects, ensuring successful delivery against scope, budget, schedule, quality, and safety expectations.
- Own the full project lifecycle, overseeing preconstruction, design development, estimating, value engineering, permitting, construction, commissioning, and closeout through the team.
- Drive financial performance through disciplined capital budgeting, forecasting, cost management, and identification of value engineering opportunities.
- Manage external partners, including architects, engineers, general contractors, and consultants, holding them accountable for performance and contractual commitments.
- Partner cross-functionally with Real Estate, Facilities, Operations, Engineering, Procurement, Finance, and other stakeholders to align project delivery with business objectives.
- Proactively identify and mitigate risks, resolve complex challenges, and communicate project performance, critical decisions, and escalations to senior leadership.
- Establish scalable processes and standards for project governance, reporting, financial controls, and construction execution to improve consistency and efficiency across the portfolio.
- Drive operational readiness, ensuring projects are safely delivered, compliant with applicable regulations, and successfully transitioned to business operations.
What You'll Need
- Bachelor's degree in Construction Management, Engineering, Architecture, or a related field, or equivalent relevant experience.
- 10+ years of progressive construction management experience, including significant experience representing the owner on complex capital projects.
- 5+ years of direct people management experience, with demonstrated success developing high-performing construction teams and delivering results through others.
- Proven experience leading a large, diverse portfolio of concurrent construction projects, including oversight of preconstruction through closeout.
- Strong commercial judgment, including experience managing construction contracts, contractor negotiations, change orders, and dispute resolution.
- Strong technical knowledge of construction methodologies, design management, estimating, permitting, contracting, and project delivery.
- Demonstrated financial acumen, including capital budgeting, cost forecasting, value engineering, and change management.
- Strong leadership, communication, and stakeholder management skills, with the ability to influence cross-functional partners and senior executives.
- Ability to balance strategic oversight with detailed problem-solving, prioritize competing demands, and proactively manage project risks.
- Ability to travel to project sites as business needs require (up to 60%). Bonus
- Experience delivering construction projects in fulfillment, distribution, pharmaceutical, or corporate office environments.
- Experience with automation, temperature-controlled facilities, critical infrastructure, or highly regulated operations.
- Familiarity with FDA regulations, cGMP standards, or pharmaceutical facility requirements.
- Experience leading geographically dispersed teams and implementing standardized construction management processes.
- PMP, CCM, LEED accreditation.
- Proficiency with construction management platforms such as Procore or ProjectMates.
The base salary range for this role is $149,000 - $245,000.00.
