Original job description
Position Title: Property Manager
A multifamily owner and operator that acquires underperforming properties, renovates them, and manages them in-house is seeking a Property Manager to take full ownership of a Birmingham community. The role covers leasing, maintenance, budgets, and a team, with the entire leadership group working onsite and available day to day. The executive team is led largely by women, and the culture is built on four values: Driven, Enthusiastic, Team Player, and Humbly Confident.
Internal promotion is the norm here, and the company supports it with an annual cost-of-living increase and a clear path for managers who perform. Keeping the community full is the central challenge, so the role suits a manager who enjoys driving occupancy, retaining residents, and shaping the performance of a property from the inside.
Salary Range: $75,000 - $80,000 / Year DOE Plus eligibility for quarterly bonus and monthly commissions

- Prepare and manage the annual budget, monitor income and expenses, review and approve invoices, and analyze financial variances
- Oversee rent collection, delinquency follow-up, lease enforcement, and compliance with required notices and legal deadlines
- Coordinate property inspections, preventative maintenance, work order completion, and capital improvement projects in partnership with the service team
- Maintain accurate financial records and prepare weekly and monthly reports, including rent rolls, delinquency, and occupancy updates
