Original job description
Summary In Places, we don’t sit back and let things happen, we make things happen, and we do this in service to all Apple employees and customers. Our team is a diverse and nimble group that manages Apple’s retail stores, workplaces, and workplace services. We develop and manage Apple’s global real estate portfolio, lead all related capital construction projects, provide outstanding facilities and site services, develop and lead sustainability initiatives to reduce the environmental impact of all Apple facilities, including commute and renewable energy programs, and do everything we can to ensure the health and safety of all Apple personnel, facilities, and customers in our facilities around the world.
Within Places, our PMO brings discipline, foresight, and accountability to how we plan, fund, and deliver capital and operational programs across our global portfolio. The Financial Planning & Performance team owns the money side of that work: planning budgets, tracking spend, and running the analysis behind every investment decision, so funding is driven by data and need, not the order requests come in.
We are seeking an experienced, collaborative, and nimble Capex & Opex Planning leader to join our team as a Financial Planning & Performance Lead, to build and run the financial planning function for Places PMO and bring one connected view of capital and operating investment to the table.
Description As a Financial Planning & Performance Lead, you will own the full financial picture for Places PMO, from multi-year capital investment to day-to-day operational spend, and build the governance that keeps every dollar accountable from plan through actuals. You will digest and analyze roadmaps from Construction, Facilities, EHS&S, Real Estate, Space Planning, and Finance, cross-referencing every request against lease, space, and sustainability data to build one unified portfolio view. You will work closely with the PMO Director, Finance, and business unit leaders to align capital decisions with business priorities, and lead and grow a team of financial planners who deliver exceptional, client-ready work for the business.
Responsibilities
Own the end-to-end financial picture for Places PMO: multi-year capital planning, annual operating budgets, and the connection between them.
- Digest and analyze roadmaps from Construction, Facilities, EHS&S, Real Estate, Space Planning, and Finance to build one consolidated, cross-referenced view of planned investment.
- Lead CapEx and OpEx planning and forecasting, including investment modeling, budget submissions, variance management, and latest-estimate cycles across all regions. Build and run post-planning governance, including actuals-vs-plan reporting, contingency reallocation, and ROI tracking on capital decisions. Run correlation and trend analysis linking capital and operating spend at the site, campus, and country level, with year-over-year visibility by region and function. Drive data-driven prioritization of capital requests, informed by industry benchmarking, with activation timed to cashflow rather than order of request. Build multi-option, total-cost-of-ownership analysis for major capital decisions, laying out trade-offs such as defer, replace, or refurbish, with cashflow models tailored to project type. Partner with Facilities on asset condition data to move the portfolio toward a five-year rolling capital plan, so capital allocation is driven by condition, not just BU requests. Prepare and present business cases, scenario analysis, and funding recommendations to the PMO Director and senior leadership. Collaborate with Finance and business unit leaders to align capital governance and keep budget decisions grounded in business priorities. Hire, develop, and manage a team of financial planners and analysts, building a bench that can take on more scope over time. Foster and maintain strong working relationships with Construction, Facilities, Real Estate, and other cross-functional partners across the global portfolio.
Minimum Qualifications 10+ years of experience in financial planning, including CapEx and OpEx planning and forecasting, program/project finance, or related analytical roles, ideally within facilities, real estate, construction, or a comparable capital-intensive environment. Bachelor's degree in Finance, Business, Construction Management, or a related field. Demonstrated experience hiring, developing, and managing a team. Strong grounding in capital and operating budget planning cycles, governance, and variance and ROI reporting.
Preferred Qualifications MBA or equivalent advanced degree. Proven experience building total cost of ownership models, running scenario planning, and developing multiple funding recommendations for capital programs. Ability to synthesize inputs from multiple functional roadmaps into one coherent investment picture. Experience working across a global portfolio and partnering with regional teams on consistent planning standards. Experience with asset lifecycle management and facilities condition assessments (e.g., APPA/IFMA Facilities Condition Index), and how they comprehensively feed into the capital plan. Experience building predictive, forward-looking capital models that surface needs ahead of failure, rather than reactive, request-driven planning. Demonstrated ability to quickly grasp new technology and complex workflows. Excellent communication and presentation skills, with experience presenting to executive audiences. Comfortable operating in a fast-paced, ambiguous environment, with the ability to pivot team priorities without losing momentum or team trust. Extensive hands-on experience with capital planning tools and systems, including building and refining these tools from scratch as part of continuous improvement.
